The site is subject to an outline application and land use masterplan for a mixed use scheme consisting of surf pods with grass roofs, lakeside and woodland apartments and holiday homes, a 100m long surf pool with 10m height wave generator and artificial beach and on-site biomass unit and sewage treatment works.

Ecosulis established the baseline conditions at the site by undertaking extended Phase 1 habitat survey, badger survey, bat survey, otter survey, dormouse survey, reptile survey, invertebrate survey and breeding bird surveys. Further to this, Ecosulis prepared a full Ecological Impact Assessment in accordance with the Institute of Ecology and Environmental Management Guidelines (2006).

As well as ensuring that the proposal for the surf pods was viable ecosulis ltd also developed a mitigation strategy that ensured the retention and buffering of the adjacent Borlaseveth and

Retallack Moor Site of Special Scientific Interest (SSSI), retention of the lakes, areas of semi-improved and unimproved grassland and the wet woodland.
